🏢 The Million-Pound Building: Emerald Fisk owns a semi-commercial building worth one-million pounds, generating nearly 100K in gross rent. This remarkable investment was made possible through a joint venture partnership where ZERO initial capital was invested.

💰 Vendor Loan: The journey started when the vendor loaned Emerald Fisk £100,000 for an investor loan and an additional £150,000 to purchase the building, providing the financial leverage needed.

🏠 Refurbishment and Letting: The funds were used to refurbish the property and convert the upstairs into a five-bed HMO. Afterward, she refinanced and repeated the process next door, maximising the property’s potential.

🏬 Additional Income Streams: An office space within the building was converted into flats, taking advantage of permitted development rights. The building now houses three flats, providing additional rental income.

💼 Office Space: There’s an office space out the back, which was initially rented to someone. However, Emerald now uses it as her own office space.

💷 Cost Breakdown: The building was purchased for £500,000, with approximately £250,000 spent on refurbishments and using investors’ funds. They paid about 10% interest on the borrowed money.

💸 Rent Roll: The property’s rent roll now stands at £90,000 annually, comfortably covering interest payments.

🤝 Networking and Financing: The key to this success was networking. A casual coffee meeting led to negotiations and raising finance, which was essential for this venture.

🏗️ Future Plans: Emerald Fisk’s plan for this property is to hold it in her portfolio, as property values tend to appreciate over time. She expects the rents to increase, providing a steady income stream.
