One of the biggest challenges in the industry is when you buy a property, what they do is they show you a cashflow that basically says, here’s the rent, here’s the mortgage you’re going to pay. This is a profit. Okay. And they might have a few fees and charges there, but the reality is they don’t give you a full picture.
The property is actually going to cost you over a period of two years. We do, we have the most comprehensive cashflow worksheet on the marketplace and has been for 20 years now, have still haven’t been in the sales process because it’s more complex and we have to explain it. But when you understand it, you realise that this is the minimum standard that should be out there.
